Construction projects

Our activity is that of a typical integrated technical consultancy, specifically the planning, control and management of all types of industrial construction and installation projects, ranging from warehouses to industrial buildings including offices and living, commercial and exhibition spaces.

Land Management
The first phase of consulting consists in choosing the land most suitable to the activities planned.

We adapt to our clients’ development needs while meeting detail engineering specifications and drawing up several construction and/or development proposals for them to choose from. This is the phase when the pre-studies required for the project’s execution are carried out, including archaeological studies and placing requests for preliminary reports to utility providers such as Endesa (electricity), Telefonica, Gas Natural and municipal water suppliers.

Project Plan
The project plan is written according to the specifications laid out in the pre-project phase. Other technical documents are included, e.g. health and safety studies, building code certificates, measurements and approximate itemised budgets.

Building and Works Permits
We handle the application process for the required permits before the relevant bodies all the way through to issuing.
These bodies include town, county and regional councils and in particular the Highways Agency (Departament de Carreteres), the Catalan Water Agency (Agència Catalana de l’Aigua), etc.

Requests for Quotations and Follow-up
We draft the documents required for sub-contractors to offer their best quotes, thereby ensuring that they all quote for the same services and quality levels.

Site Works Management
We visit the construction site periodically depending on progress, from the laying out of the site until the completion certificate is granted.

Completion Certificates
We handle the drafting of completion certificates for every permit obtained, as well as the applications for declarations of new construction (Declaració d’Obra Nova), occupancy certificates (Llicència de 1ª Occupació) and the return of deposits made to the authorities.

Integrated management of industrial estates and economic development areas

On the basis of a specific plot of land, we study the costs of all the necessary services and infrastructure to assess the project’s viability.

We begin with a topographic survey, plot distribution proposals, viability, land exploitation and we handle every part of planning until the land has been zoned: flood surveying, land planning, re-parcelling. We then draft the urban development project, handle contracting and oversee the execution of the works.

If required, we also carry out the planning of buildings and manage their construction.

– Commercial licenses as per Catalan law on commercial facilities (Llei d’equipaments comercials de la Generalitat de Catalunya).

We provide support and oversee the application procedures for initial, periodic controls and other inspections required under the environmental license by Generalitat-approved inspection and control entities.
