Energy Efficiency Certification
The Royal Decree approved on April 5, 2013, which will enter into force on June 1, 2013, on Energy Efficiency, requires that both new and existing buildings have an Energy Efficiency Certificate.
This certificate must be made known to buyers, tenants and commercials, providing information on energy characteristics favoring the promotion of high-efficiency buildings and energy-saving investments.
Which properties need the Energy Efficiency Certificate?
- · New construction buildings.
- · Existing buildings that are the subject of sales or rental contracts and,
"The label will be included in all offers, promotions and advertising aimed at the sale or rental of the building or building unit. It must always appear, clearly and unambiguously on the label, if it refers to the project's energy efficiency certificate (in the case of a housing development that is not finished) or to that of a finished building" .
Which properties are excluded?
- Open buildings (Example: porches)
- Officially protected buildings and monuments, when compliance with such requirements could unacceptably alter their character or appearance.
- Buildings used as places of worship or religious activities.
- Temporary constructions with an expected period of use equal to or less than two years.
- Industrial and agricultural buildings, in the part intended for workshops, non-residential industrial and agricultural processes.
- Isolated buildings with a total usable area of less than 50 m2.
- Buildings of little technical simplicity and little constructive entity that do not have a residential or public character, are developed on a single floor and do not affect people's safety.
- Buildings that are bought for major renovations or to be demolished.
- Residential buildings that are subject to a rental contract for less than four months a year.
What does the energy efficiency certificate contain?
- Identification of the building or unit of the building being certified.
- Description of the energy characteristics of the "Envolving Thermal" building.
- Description of the Facilities.
- Energy efficiency rating expressed throughenergy label.
- Document of recommendations for improving the rating and saving energy.
Difference between certificate and label:
The certificate is the document signed by the technician that contains information on the characteristics and energy efficiency.
theTag is the distinctive which indicates the level of qualification obtained.
What is the validity of the energy certificate?
Validity of 10 years. The owner may proceed voluntarily to update it when he considers it due to variations and/or improvements made to the property.
Who is responsible for the energy certification?
The owner of a property will be responsible for carrying out the energy efficiency certification of the building or unit as appropriate. He will also be responsible for keeping the corresponding documentation.
This certificate must be registered with the corresponding autonomous community which will create a register.
Cost of the certificate
We take care of all the management, visit to the property, issuance of the certificate and its registration in the corresponding autonomous community.
The price of the certificate will depend on the property.
